Here’s an image showing the year over year change in the “absorption” of homes for sale in the Seattle area. Think of it this way: At current rates of sale, how long would it take for all the real estate in various areas to sell if no more was listed? If 0-3 months, the area is coded red, and we consider it a “Seller’s” market. If 3-6 months, yellow, “Balanced.” 6+ months, green, “Buyer’s.” Note: sometimes people ask, “If I’m buying then, don’t I want to buy where it is green?” My answer: “Remember that once you close, you’ll want to own in a Seller’s market. Consider instead buying well in a Seller’s market.”
