Uncategorized Recent Home Price Trends / Seasonality of Markets Though national in scope, this article provides good insight into current price trends, seasonality of sales, etc. Here in Seattle, it typically benefits a seller to have their home sold (under contract) by Thanksgiving. http://www.kcmblog.com/2012/09/10/lets-not-get-carried-away-with-home-price-increases/
Uncategorized Mortgages:15 or 30 year note? This is not tax advice! But, it is meant to cause you to think a bit about debt. Recently, I’ve been thinking about how the super fortunate among us are able to both “use” the bank and “be” the bank. Those of us who aren’t in that position need to determine how to best “use” […]
Uncategorized Home prices on the rise – even according to Case-Shiller… Good one on price improvement nationally and in Seattle; based on the Case-Shiller Index. Their "Seattle" analysis is remarkable because it as actually a 3 county (King, Pierce, Snohomish) number. Most of us saw the "Seattle proper" market improving long before the Case-Shiller index indicating the change. https://www.djc.com/news/re/12044437.html
Uncategorized Top Washington State tourist attractions PSBJ's list of top WA state tourist attractions. Takeaway: 2 are remote; outdoor lovers only. 2 are decidely urban; no density, no visit. Taken together, a great represenation of the promise of WA state. http://www.bizjournals.com/seattle/news/2012/08/28/the-list-top-5-busiest-tourist.html
Uncategorized Zillow report on negative equity, regionally and by age This is interesting from last week. 1) If the numbers are relatively accurate (Q2 relative to Q1) the downward trend in underwater homeowners is a good thing. 2) Empirical evidence of why we are experiencing a shortage in supply, and 3) interesting bell curve based on age of owner/borrower; I’m guessing those numbers are due […]
Uncategorized Video killed the newsprint star Just read an article about an agent using a "Call Me Maybe" send-up video as a self promo. Not interested enough to click on that, but I am interested in the promotion of homes using video. Check this one out: http://www.youtube.com/watch?v=Ik0ZF5Lclos&feature=player_embedded
Uncategorized Great article on Shadow Inventory (and what it means to you) Maybe the best article I've seen on shadow inventory; history over the downturn and how to think about it now and in the future: http://blogs.wsj.com/developments/2012/08/15/shadow-inventory-monitor-banks-speed-not-just-volume/ (pssst to WA Staters: on Friday evening I had a discussion with a Paralegal friend hired to handle an increasing volume of judicial [slower] foreclosures).
Uncategorized social media / real estate listing shift Interesting social media/real estate listing shift: Some local builders with the hot modern product that they now can’t build enough of are creating Facebook pages on which they will first roll out floor plans and pricing. One must either frequently visit or “like” the page to get the most current information. If the past few […]

Uncategorized Congratulations Mehmet and Demet! This sale proved the value of staging, professional photographs, and timing. The home had previously been listed for 144 days, finally at a price of $499K. The market improved and the Sellers called me in to help. They made great choices and listed at $525K; professionally staged with great photographs. The Buyers negotiated well; working […]
Uncategorized Congratulations Anita and David!   What happened? A recent sale at $200K caused us to believe that pricing higher would limit showing volume. Next: how to stage a small studio? A bed, a desk, or both? We decided on “virtual staging” and had some custom furniture “built.” We got a full-priced offer right away, but the person hadn’t seen […]
Uncategorized Shadow Inventory Opinion Interesting (seems convincing) angle on shadow inventory. http://www.kcmblog.com/2012/08/16/dont-be-afraid-of-what-lurks-in-the-shadows/?utm_source=feedburner&utm_medium=email&utm_campaign=Feed%3A+KeepingCurrentMatters+%28The+KCM+Blog%29. A click on the link to the map shows WA state what appears to be a below-average 1.3% of homes in the process of foreclosure.
Uncategorized Tidbit on offers From a recent outgoing email; maybe useful to others: "They didn’t decide to drop the price yet, but the discussion is ongoing. All things equal, I think it is best to make an offer before a price drop. When Sellers drop the price, they typically do so reluctantly, then want to see that price play […]
Uncategorized Lot next to Macy’s parking lot sold to Equity Residential (apartments) I wonder how many people still have their "reservation agreements" for the formerly planned condo building here? (historical photo: note partially built 1521 2nd Avenue in the background) http://www.bizjournals.com/seattle/blog/2012/08/vacant-lot-next-to-macys-garage-in.html
Uncategorized More Detail on Proposed Ubran Growth in downtown Seattle More details emerging (thanks to the Puget Sound Business Journal) on a proposed developed by the city of Seattle, King County and Forterra, a nonprofit formerly known as the Cascade Land Conservancy. From PSBJ: "A proposed program would …make developers buy development rights for farms and forests; in return, developers would be able to build […]
Uncategorized Buying and Selling at the same time? – Reminder of some elements to consider I just had friends/clients with a home to sell and the hopes to make a lateral buy ask me about timing and "to repair / or not…to repair?" For others in the same situation, here's my response.  Glad to hear any comments. There are a lot of moving parts, of course. When thinking of timing […]
Uncategorized An Agent In Seller’s Clothing This was just posted on the Windermere blog, an updated (better!) version of something I wrote a few weeks back. Look around the site for a bit; like it if you wish! http://blog.windermere.com/an-agent-in-seller%e2%80%99s-clothing/.
Uncategorized Seeing Red Buyers, who for the past few years have enjoyed “control” in the home purchase process, are now seeing red…all across the region. Inventory is down and sales are up, not just in single family detached homes, but also in condominiums. The pendulum swung quickly.
Uncategorized Urban Growth v. Urban Sprawl Interesting chatter about the proposed zoning changes in South Lake Union. While some will argue this point, I'll say that the Seattle area is _relatively_ rich in open space. The human population is growing and many of them are moving to Seattle to enjoy this amazing natural setting, a healthy culture, business opportunities, etc. While […]
Uncategorized Why Believe In Cities? The beauty of being one's own publisher/editor is that one (me!) doesn't have to back up one's ideas. While I'm sure my opinion has been influenced by things I've read and conversations I've had, I'm not going to look for and cite data today. But, I've had two conversations over the past day about cities, […]
